Any Indian Citizen, Non-Resident Indian (NRI), Partnership Firm, LLP, or Corporate Entity who meets the financial eligibility and onboarding criteria outlined in the specific project documentation can participate. All participants must fulfil standard KYC (Know Your Customer) and AML (Anti-Money Laundering) requirements before capital contribution.
A Funding Partner acts as a fractional capital contributor to a specific real estate asset or project. By executing the project-specific partnership deed or shareholding agreement, the partner provides capital and, in return, becomes eligible to receive proportionate benefits as defined in the applicable project documentation.
No return should be treated as guaranteed unless it is expressly supported by a lawful contractual arrangement and applicable documentation. Real estate participation involves market, legal, liquidity and execution risks.
Potential opportunities go through market research, legal / document checks, financial and technical due diligence, valuation and internal evaluation before selection. Only a small number of shortlisted properties are taken forward after this multi-stage process.
Project-related updates and reporting are provided according to the applicable project structure and written terms - typically periodic progress information, meetings and annual statements for partners.

Eligible and verified prospective partners are provided complete access to the comprehensive Project Prospectus, Independent Legal Search Reports, Property Valuation Certificates, Draft LLP/SPV Agreements, and Title Deeds for thorough independent review prior to commitment.
The minimum capital participation size is project-specific and varies depending on the overall asset valuation. It is structured to maintain affordability through co-ownership frameworks. Exact minimum thresholds for active opportunities are clearly stated within each individual Project Brochure.
Capital participation is executed through a project-specific, legally registered Special Purpose Vehicle (SPV) typically structured as a Limited Liability Partnership (LLP). Funding Partners are inducted as partners within the registered LLP, ensuring their ownership rights, capital contribution ratios, and profit-sharing terms are legally documented and enforceable under the law.
Each project has a predefined structural lifecycle and exit roadmap, typically ranging from 3 to 5 years, target-optimized for capital realization via property sale. For early or premature exits, partners can transfer their fractional LLP stakes to eligible third-party buyers or existing partners, subject to the lock-in periods, right of first refusal (ROFR) clauses, and procedural terms specified in the LLP Agreement.
Aadhar Real Estates Management serves as the dedicated Asset Manager and Coordinator. We handle comprehensive property administration, facility upkeep, lease management, regulatory compliances, tenant relations, and structural income distributions, allowing Funding Partners to experience a completely passive real estate co-ownership model.
Taxation depends on the legal structure of the specific SPV/LLP and the individual tax status of the Funding Partner. Generally, distributions from an LLP may carry distinct tax treatments under the Income Tax Act. Aadhar Real Estates Management provides detailed annual tax statements to all partners; however, participants are strongly advised to consult their personal Chartered Accountants or tax advisors for definitive guidance.
